We are not realtors.  We do not charge you any fees.  You don’t pay us anything. 

We share information about your house with our group of pre-selected, vetted, and knowledgeable buyers. They review this information and then make you an offer to purchase your home.

Q:  How do I know I’m getting a fair price for my property?
Unlike other groups, we do not buy your property. We have a pool of knowledgeable buyers who will make offers. You pick the offer you’re most comfortable with. This way, you see what knowledgeable buyers will pay for your property. It is worth mentioning that most of the houses we find buyers for are below market value because of needed repairs. Sellers understand this and don’t expect a large “windfall”.  They appreciate that we:

Q:  Are there any fees or commissions to work with you?

No!  You do not pay us any fees or commissions when you sell your house with us. We are compensated by the buyers on a flat  fee basis. This means that we have no incentive to steer your property to one group over another. We’re solely focused on getting the best outcome for you.

Q:  Is there any obligation when I submit my info?

You are not obligated to work with us or to continue the process with us. There is no 1-year exclusivity/lock-up period that is common practice when selling a home. However, to be fair to all parties and to give us a chance to do the best job we can for you, we suggest having a 60-day period during which IPA is the only entity trying to sell your property.

To understand your goals, we may set up a phone call with you to learn what’s important to you. If you’d like to take the next step after that, we’ll visit your property to take some current pictures to share with buyers.

Q: Do I need to clean my home and make repairs to the home before you will buy it?
No. The buyers we work with will buy your home as-is.  You do not have to clean or make repairs. We will take care of the cleanup for you.

Q: Will there be open houses? Will strangers be coming through the home?
No. When you work with us, there isn’t a need for open houses or numerous showings.

Q: Won’t I get more money for my home if I work with a real estate agent? 
Unfortunately, the situation we see time after time is that realtors who are desperate for listings will promise homeowners they can sell their house for much more than it’s worth.  It’s only after costly cleaning, repairs, staging, moving things into storage, etc., and the passage of several months that the price is eventually lowered to an amount that you would have received through our process from the beginning.

Don’t forget, that when working with a realtor, even though the price of your home is lowered, you now still have to pay the realtor their fees. This cost, plus the costs just mentioned, plus the extra months of utilities, taxes, insurance, and other costs you incurred really add up.

This means you get even less cash from your home than if you worked with us from the beginning.

Q: My home needs a new roof (or floor or hot water heater or a new kitchen, etc.). Will you still buy it?
Yes.  The buyers we work with specialize in homes that need a little or a lot of work. We’d be
happy to take a look at the condition of your home so buyers can make you a fair offer.

Q: I really need cash – and quickly. How fast can you buy my home?
We can move as fast – or as slow – as you need. When you sell your home for cash to us, you can tell us when you want to close. In some cases, we can complete the sale in as a little as 2 weeks– it’s up to you.

Q: If you visit my home and make me a cash offer, do I have to accept it?
Many people who receive an offer from us, accept it.  But there is no obligation to accept our offer. It’s your home – and you are in control. It’s up to you!

Q: What do you do with my home once you buy it?
Like any real estate purchase, the buyers may choose to clean up the home, complete renovations, do landscaping, and make the home ready for another family to create memories.
